Dynamic Pricing
You can set up dynamic pricing in GemaPark. This allows you to automatically control the price you sell to customers based on occupancy levels.
For example:
you want to reduce the tariff price by 10% until you reach 50% occupancy
you want to increase the tariff price by 10% once you’ve reached 80% occupancy
Set up dynamic pricing
Firstly, click on Admin>(Your Park). You will see the following menu on the right-hand side of the screen.

Click ‘Dynamic Pricing’ to be taken to the dynamic pricing summary screen.
Setting up a new dynamic pricing rule

Name: add a rule name. This name is for back office use only.
Currency: this will default to GBP but can be changed to Euros if your park accepts them.
Percentage of price: Important! this is the % of the tariff price that you will charge your customers. If you want to reduce your price by 10%, this should be set to sell at 90% of the tariff price. If you wish to increase your price by 10%, set this at 110% of the tariff price.
Dates
Apply to holiday dates between: only holidays taken between these dates will qualify for the new price.
Length of stay: only holidays between these lengths will qualify for the new price.
Options
Unit/Pitch Type occupancy percentage: set the % occupancy required to trigger the new % price
Stay Type occupancy percentage: set the % occupancy required to trigger the new % price
Holiday dates must be within/after: enter number of days in either field. Percentage price only applies if booked within xx days of holiday or only if holiday dates are after xx days from the booking date.
Points to note
You can set more than one option on a rule but to trigger, all statements must be true. If you wish to trigger at, say, unit/pitch type occupancy level OR stay type occupancy level, you must create 2 separate rules.
Percentages and prices are worked out per night. For example, you have a rule set to charge 120% of the tariff price if Unit/Pitch Type occupancy percentage is over 80% up to and including 95% and your customer is booking a 7 night stay. If most of the holiday dates are in a period of 70% occupancy but the weekend is at 85% occupancy, only the weekend dates will qualify for the rule so the system will price the weekend at the 120% of the tariff price and the rest of the break at 100% of the tariff price (unless you have another rule set to cover that occupancy level).
Only one dynamic pricing rule can apply per night. The system starts at the top of the list so make sure you have ordered you list with the most important rule at the top.
Assign Rule
Once you have set up your rule, you must tell the system which unit/pitch types to apply it to. Click the hierarchy icon on the Dynamic Pricing summary screen:


On the left, click on the unit/pitch types you want to include, then use the chevrons in the middle move them to the right. Click Save.
